Hire a property manager vs self-manage in B.C.

In British Columbia you can self-manage your own rental, or hire licensed help for tenant placement and for ongoing management. Self-managing means you own the calendar — listing, screening, rent, repairs, and notices — and you still follow the Residential Tenancy Act and Residential Tenancy Branch rules. If you pay someone else for ongoing rental management, they generally need a BCFSA rental property management licence through a brokerage. Confirm current BCFSA rules and exemptions before you treat a helper as licensed.

Can I self-manage a rental in BC?

Yes, for your own property. Self-managing is a real choice, not a failure to hire. Many Burnaby and Greater Vancouver owners list the rental, meet applicants, collect rent, and coordinate repairs themselves. The lawfulness of that choice does not remove the Residential Tenancy Act.

You still need the current official process for starting a tenancy, deposits and fees, repairs, landlord entry, rent increases, and ending a tenancy. The during-a-tenancy hub is the official home for the middle of the tenancy. This site does not replace those pages.

When hiring help usually requires a licensed rental property manager.

Paying someone else to manage another person’s rental, for a fee, generally requires a BCFSA rental property management licence held through a brokerage. That is the licensing colour for ongoing management. It is not a promise that every helper you meet is licensed, and it is not a finding about your file.

A trading-services licence is a different category. BCFSA’s Trading Services or Rental Property Management? note explains the split at a high level: trading services can help find tenants and handle initial deposits, while collecting rent and ongoing landlord-tenant management need a rental property management licence. Hiring either kind of help does not replace the Residential Tenancy Act or RTB rules.

BCFSA also publishes licensing exemptions. At a high level those pages discuss situations such as an owner managing their own property, help provided without a fee, and certain employee caretaker roles. Read the current exemptions page. This guide does not tell you that you, a relative, or a caretaker is exempt. If you need a licence opinion, ask BCFSA and the brokerage, not a marketing page.

Placement vs full management.

Tenant placement is the work of presenting a rental, handling inquiries and showings, reviewing applications, and helping get a tenancy in place. It typically ends once a suitable tenancy starts, unless you also ask for ongoing management. Full property management is the longer relationship after move-in: rent collection, maintenance coordination, tenant communication, and help with official processes such as a rent-increase notice when those items are in the agreed scope.

What self-managing still costs you.

The cost this page will name is time, not a dollar figure. Self-managing means you answer inquiries, book showings, screen applications, watch RTB-7 timing, give proper entry notice, return deposits on the official schedule, and prepare records if a dispute starts. None of that is optional because you chose not to hire.

How to choose for Burnaby and Metro Vancouver.

Start with the property and your calendar. A strata condo and a house can both be lawful residential tenancies. They ask for time in different places: building access, bylaws, and a strata council on one side; the whole building, yard, and systems on the other. This page does not rank neighbourhoods or publish vacancy figures.

If you can carry inquiries, rent, repairs, and notices, self-managing stays an honest option. If you want help only until a tenancy starts, placement is usually the closer fit. If you want the after-move-in calendar under a written scope, full management is the closer fit — and the person you pay for that ongoing work generally needs the rental property management licence described above.
