Tenant placement is the work that happens before a tenancy starts. Placement typically ends once a suitable tenancy starts, unless you also ask for ongoing management. Marketing alone does not become full management. Filling a vacancy and looking after the tenancy afterward are still different jobs. Choose the service that matches the work you actually want done, then write that scope down. Placement is usually enough when the immediate problem is a vacancy, not the next twelve months of the tenancy. That often fits an owner who lives nearby, can answer repair requests, can collect rent, and is willing to keep the official records after move-in.

After a suitable tenancy starts, you stay the landlord of record for day-to-day work unless you later add management.

Placement is not a shortcut around the Residential Tenancy Act. Once the tenancy starts, official repair, entry, rent-increase, and ending rules still apply to you. If that ongoing work is more than you want to carry, look at full management instead of stretching placement past move-in.

Full management fits when you want the property looked after after move-in. Typical reasons include being less available, living farther from the rental, holding more than one property, or wanting one agreed contact for rent, repairs, and tenant communication.

It also fits when you want help with inspections, records, and official processes such as rent-increase notices — if those items are in the agreed scope. Ask for that list in writing. Do not assume every after-move-in task is included because the vacancy was filled.

Start with the property and your calendar, not with a label. A strata condo in Metrotown, a duplex, and a rented house can all be lawful tenancies, but they ask different amounts of owner time.
