Burnaby Realtor | Alex Lam PREC · Coldwell Banker Prestige Realty

Alex Lam PREC is a Burnaby and Metro Vancouver realtor with Coldwell Banker Prestige Realty, helping clients buy and sell homes — including strata condos and townhouses and sales where a tenant is still in place. This page is the Burnaby realtor service path: how representation works on the buy and sell sides, where tenanted and strata files need extra care, and how to start a conversation about your address or search.

For neighbourhood and housing-form depth, use the Burnaby real estate guide and the Metrotown pages. For process depth, use the first-time buyer checklist, the sell-a-tenanted-home guide, and the strata guides. Commission is negotiated in your listing or buyer representation agreement. Use the realtor commission calculator for estimates, not a quote. This is general information, not legal advice.

Working with a Burnaby realtor

Buyer representation and seller representation are different jobs. On the buy side, the work is the search, the offer, subjects, and getting to completion with the dates the contract actually sets. On the sell side, the work is preparation, a pricing conversation grounded in the property, marketing, and negotiating the offer that arrives. One person can help either side. The written agreement says which side, and what is included.

Alex Lam PREC provides real estate services through Coldwell Banker Prestige Realty. PREC means personal real estate corporation. The brokerage is the licensed firm. Consumer questions about hiring a professional belong on BCFSA’s public real estate resources. This page does not replace that guidance.

Burnaby and Metro Vancouver

The day-to-day service area is Burnaby and the rest of Metro Vancouver. That is an honest service area, not a claim that every suburb is worked at the same depth every week. A Metrotown condo, a Brentwood townhouse, and a house in the Heights can all be the file. A search that jumps across the region still starts with the housing form and the financing, then the neighbourhood.

Buying in Burnaby

Burnaby buyers shop three housing forms that behave differently: a condo, a townhouse, and a detached house. The Burnaby real estate guide explains those forms and how the City talks about town centres. This service page does not repeat that geography.

First-time buyers should follow the first-time home buyer checklist for BC in order, then use the first-time grants and Property Transfer Tax guide when the question is which purchase-time program might apply. Estimate transfer tax on the BC property transfer tax calculator. The calculator is an estimate. It is not the tax result on your file.

If the home is strata, document review is part of the subject period, not an optional extra. Start with reviewing strata documents and how to read a BC strata plan before you remove subjects.

Selling in Burnaby

A listing conversation starts with the property: form, condition, strata or freehold, and recent comparable sales you can actually inspect. Preparation, pricing, and marketing work together. None of them is a promise of a sale price, a number of days on market, or a premium over the last sale on the street. This page does not publish sold volume or average days on market.

Commission is part of that conversation, and it is written in the listing agreement. Estimate a draft structure on the realtor commission calculator. Replace the example rates with the numbers in your agreement. The page is not a rate card.

Selling a tenanted home

A Burnaby home with a tenant in place can still be sold. The tenancy usually continues. Showings, notice, and what the buyer is actually purchasing are different from a vacant listing. Read how to sell a tenanted home in BC before you assume the suite will be empty on completion. Alex can help sequence that file. He does not replace the Residential Tenancy Branch or your lawyer or notary.

Strata purchases and investor crossover

Most Burnaby condo and many townhouse purchases are strata lots. The useful file is Form B, the depreciation report when one exists, minutes, financials, bylaws, and the registered plan, including limited common property. Those documents answer different questions. The strata guides linked above are the reading list. If the home sits on its own surveyed parcel inside a strata, read what a bare land strata is in BC.

Owners who will rent the home, or who already do, cross into property management. Tenant placement and full management are different scopes. The property management hub is the education parent. The Burnaby property management page is the local service path. Fees there are discussed per property. There is no public rate card.

Metrotown has its own housing-form pages under the neighbourhood guide: condos, townhouses, and detached homes. Those pages carry benchmarks and current listings. This page is the person you work with, not another inventory feed.

Fees and agreements

Realtor fees in British Columbia are usually commission under a written agreement, and those percentages are negotiable. There is no single government-fixed residential commission rate. Listing-side and buyer-side amounts are whatever the agreements say. Two sales at the same price can produce different commission if the contracts differ.

Use the BC realtor commission calculator with the rates in your draft or signed agreement, including GST where it applies. Do not treat a percentage you saw on another site as Coldwell Banker Prestige Realty’s rate. This website does not publish a commission schedule.

How to start

Talk to Alex about the address or the search. If you are selling, a home-value conversation is the practical first step — it is a discussion of the property, not a promised price. If you are buying your first home, the First-Time Home Buyers Seminar is the on-demand overview, and the checklist is the sequence. Current listings are on Homes for Sale.
