What this calculator estimates.

This page is for Metro Vancouver and B.C. investors who want a transparent cash-flow and cap-rate estimate before they buy, refinance, or hire a manager. Enter purchase price or current value, rent, vacancy, operating costs, the mortgage payment you already have, and cash invested. Cap rate is a result on this page, not a second tool.

Empty homes tax, speculation and vacancy tax, CMHC premiums, income tax, and a generic mortgage engine are out of scope. Property transfer tax is a separate calculator if you are also buying.

How to use this calculator.

Start with purchase price and monthly rent. Add vacancy only if you want an allowance. Type annual property tax, insurance, strata, and maintenance from your statements. Type your monthly mortgage payment — or leave it blank for a cash deal. Down payment and other cash are only used for cash-on-cash return.

Management fee starts empty. Enter the percent from your quote or agreement, or leave it blank to self-manage. If you enter a fee, you can include B.C. GST on that fee or turn GST off. The comparison table then shows the same deal at 0% management and $0 GST.

Management fees are quoted, not assumed.

Rental cash flow: common questions.

What is the difference between cash flow and cap rate?

Cap rate is net operating income divided by purchase price or current value. It measures the property’s unlevered yield before mortgage payments. Cash flow is NOI minus annual debt service — what is left after the mortgage. Two properties can have the same cap rate and very different cash flow if one is financed.

How should I enter vacancy?

Vacancy is optional. Leave it blank or enter 0 if you do not want an allowance. If you enter a percent, the calculator deducts that share of scheduled rent before it computes effective gross income. Management fees are then taken from that collected-rent figure, not from the rent roll.

What property management fee should I use?

Use the percent from your quote or agreement. This page does not prefill 8%, 10%, or any typical Metro Vancouver rate. Blank or 0 means you self-manage and the fee is $0. If you enter a fee, you can compare that result with a self-manage column on the same page.

Do you add GST or PST on the management fee?

Only if you enter a management percent greater than 0. GST defaults to on at 5% B.C. GST (not HST) and you can turn it off or edit the rate if your quote already includes tax. The calculator does not add PST. B.C. PST on rental property management from 1 October 2026 applies to non-residential properties only.

Does this include income tax, PTT, or a mortgage calculator?

No. Type the monthly mortgage payment you already have. The calculator does not estimate amortization, CMHC premiums, property transfer tax, empty homes tax, or personal income tax. Confirm figures with your accountant and lender.
