What this calculator estimates.

This page is for B.C. and Vancouver-area sellers who want a transparent estimate before they review a listing contract. Enter a sale price, the listing-side structure, the buyer-side structure, and a GST rate. The page shows each side before GST, the combined commission, GST, the total including GST, and estimated proceeds after commission.

Other selling costs — legal or notary fees, property transfer tax for a related purchase, staging, repairs, mortgage discharge, or strata documents — are not necessarily included.

How to use this calculator.

Start with the sale price. Choose a single rate or a two-tier structure for each side. A two-tier example is one percentage on the first portion of the price and another percentage on the balance. The first-tier amount is editable; $100,000 is only a starting breakpoint, not a required threshold.

The starting rates are an example only so the fields are not blank. Replace them with the numbers in your listing agreement. Actual commission depends on the agreement between the seller and the brokerage.

Commissions are negotiable.

There is no government-mandated fixed commission rate. BCFSA regulates real estate licensing in British Columbia; it does not prescribe what a seller must pay. Treat any published percentage you see elsewhere as someone else’s contract, not a rule.

How is real estate commission calculated in BC?

Commission is calculated from the rates written in the listing agreement, not from a government schedule. A brokerage may charge a single percentage of the sale price, a two-tier structure such as one rate on the first portion of the price and another rate on the balance, a flat fee, or another arrangement the seller accepts. This calculator lets you enter those numbers and see listing-side, buyer-side, GST, and estimated proceeds.

Are Realtor commissions fixed?

No. Real estate commissions are negotiable. There is no government-mandated fixed commission rate in British Columbia. The amount depends on the agreement between the seller and the brokerage.

Is GST charged on real estate commission?

Commission charged by a brokerage is generally a taxable service. British Columbia uses GST rather than HST. This calculator defaults to 5% GST and lets you change the rate. Confirm the tax line on your statement of adjustments.

Who pays real estate commission?

The seller usually pays the commission provided in the listing agreement from the sale proceeds. That agreement may include a listing-side amount and a cooperating / buyer-brokerage amount. A buyer can also have a separate representation agreement. This page estimates only the seller-side figures you enter.

Why do commission amounts vary?

Amounts vary because the service, marketing plan, property type, and contract are negotiated. Two sales at the same price can produce different commission if the rates, fee structure, or cooperating-brokerage terms differ. This calculator does not imply that any structure is typical or required.
