This is the annual property-value tax, not a transfer or vacancy tax.

A full Class 1 residential bill adds municipal general, provincial school, TransLink, Metro Vancouver Regional District, BC Assessment Authority, and Municipal Finance Authority levies. The cities below publish a single all-in total. This calculator uses that published total. It does not invent a West Vancouver or Township of Langley all-in figure.

How to use this calculator.

Type the taxable assessed value from your BC Assessment notice. Choose a Metro Vancouver municipality, or “Other / I know my rate” if you have the published all-in rate from a notice we have not verified. Choose a Home Owner Grant only if you apply for one. Tax year is display-only: rates as of 2026.

Additional school tax is added on residential assessed value above $3,000,000 — 0.2% from $3M to $4M and 0.4% above $4M. The first $3M is exempt. The Home Owner Grant is subtracted last, then clipped so the estimate does not fall below $350 (basic) or $100 (additional).

Rates as of 2026. Each figure is the municipality’s published all-in Class 1 residential total, in dollars per $1,000 of assessed value. West Vancouver publishes a municipal-only rate and Township of Langley publishes no Class 1 rate — both are omitted so this page cannot understate a bill.

Additional school tax sits on top of the all-in rate.

The published all-in rate already includes the base provincial school levy. Additional school tax is extra: 0.2% on the portion from $3,000,000 to $4,000,000 and 0.4% on the portion above $4,000,000. The first $3,000,000 is exempt.

The Home Owner Grant is applied last, and only if you apply.

The Metro Vancouver Home Owner Grant is $570 basic or $845 additional (65+, disability, or veteran). It phases out by $5 per $1,000 of assessed value above $2,075,000. After the grant, tax cannot fall below $350 (basic) or $100 (additional). The grant is not automatic.

Annual property tax questions.

Is annual property tax the same as property transfer tax?

No. Annual property tax is the yearly levy on BC Assessment taxable assessed value. Property transfer tax is a one-time provincial tax when a transfer is registered at the Land Title Office. Empty Homes Tax and Speculation and Vacancy Tax are different again — vacancy taxes, not the regular mill-rate bill. Use the dedicated calculators for those.

If my assessment goes up, does my bill go up by the same percent?

Not automatically. Municipalities set the rate each year against the whole tax base. If assessments rise across the city, the published rate often falls so the typical bill does not rise in lockstep with one property’s assessment. Your bill still uses that year’s published all-in rate times your assessed value, plus any additional school tax.

Is the property tax deferment program a discount?

No. B.C. property tax deferment is a loan. The Province pays the deferred tax, charges interest, and registers a lien against the title. You repay the deferred amount plus interest when the property is sold or otherwise due. It is not a grant and not a reduction of tax owing.

When is the property tax payment deadline?

Most Metro Vancouver municipalities set an early-July due date, often the first business day of July or a date the city publishes each year. Penalty dates vary by municipality. Confirm the date on your tax notice — this page does not look up a city’s deadline.
